Fort Lee Approves Special Needs Housing Proposal on Lower Main Street

Mayor says the proposed affordable and special-needs-designated units at 69 Main St. should satisfy Fort Lee’s requirements “attributable to Redevelopment 5.”

Fort Lee took a step toward closing the gap between demand and availability for housing for adults with special needs last week, when the Borough Council unanimously approved a 15-story, 140-unit high-rise apartment building on lower Main Street at its regular meeting Thursday. More than half of the units would be affordable housing, and 57 units would be dedicated to people with special needs if the Fort Lee Planning Board approves the plan. “We need to satisfy our low and moderate income housing obligation,” said Fort Lee Mayor Mark Sokolich of the development at 69 Main St. “And that’s all attributable to Redevelopment 5. I’m having it built off-site, as opposed to at Redevelopment 5.” Sokolich added that the Mayor and Council are “…

Affordable Housing Fight Goes Back to the Courts

Housing advocate and municipalities try to prevent the state from taking their funds.

The battle between the Christie administration and the Fair Share Housing Center continues. This time, the two sides are going to court Friday over as much as $200 million in local affordable housing trust funds. So far, the Appellate Division of Superior Court has been kind to the Cherry Hill-based housing advocates, but this case could be a different story. To help balance the budget, Gov. Chris Christie recommended the state use the trust fund money. The administration appears to be within its legal right to do so, as the law creating the funds—and the developer fees that municipalities levy to subsidize them—specified municipalities had to “commit to spend” the money within four years. The clock strikes midnight on July 17. But as …

With Christie's Veto, NJ Towns Risk Losing Affordable Housing Money

Fair Share Housing Center, municipalities league ask appeals court to decide debate over unspent funds

by Colleen O'Dea, NJSpotlight.com Gubernatorial vetoes have put municipalities at risk of losing $161 million earmarked for the creation of affordable housing throughout the state, although a judge has ruled New Jersey can’t take funds from at least one municipality and an appeals court will consider motions that could decide the fate of the money. There is widespread confusion among municipal officials and anger by legislators who worked to give towns two more years in which to spend their money from the state’s Affordable Housing Trust Funds. “A lot of these towns were depending on this opportunity to use this money to create affordable housing, rather than give it to the state general fund,” said Assemblyman Jerry Green (D-Union), …

Affordable Housing Advocates Challenge Board Approval of 'Area 5' East Plan

The Fair Share Housing Center filed a complaint regarding FLRA’s approval for the eastern half of Redevelopment Area 5, saying Fort Lee did not provide “a realistic opportunity for affordable housing,” but borough officials say the case should be dismisse

A group that advocates for affordable housing filed a complaint challenging the Fort Lee Planning Board’s approval of Fort Lee Redevelopment Associates (FLRA)’s plan for the eastern half of Redevelopment Area 5 on the 45th day of the 45-day appeal period, borough officials said. But Fort Lee’s borough attorney and other officials also say they believe the complaint is “without merit” and are hopeful it won’t delay groundbreaking on the project. At Thursday’s Mayor and Council meeting, Fort Lee Councilman and Planning Board member Armand Pohan said the board “accomplished a major step” over the past few months by approving FLRA’s plan for the East parcel and Tucker Development Corporation’s plan for the western half “of the vacant property …

Sign of the Times: Long Lines for Housing in Fort Lee

Fort Lee seniors lined up early Monday at Malcolm Towers for a chance at affordable housing

The lines started forming outside Malcolm Towers along Main Street and Fletcher Avenue in Fort Lee early Monday morning. Some seniors even kept vigil throughout the night. The wait wasn't for concert tickets, but for something far more important; something as important as the concept we call "home"—affordable housing for seniors under Housing and Urban Development (HUD). Seniors over the age of 62 who have incomes that fall under 50 percent of the area median income and who qualify may have access to subsidized housing, but it's more complicated than that. Fort Lee seniors Monday were just hoping to get on the list, which has to be comprised of at least one-and-a-half times the housing units that are available. Residents pay 30 percent of …
