Englewood Cliffs to Rezone for LG Expansion

An ordinance passed Wednesday clears the way for LG Electronics USA Inc. to build the tallest structures in the borough at its new North American headquarters on Sylvan Avenue.

The Englewood Cliffs Mayor and Council passed an ordinance Wednesday rezoning a portion of Sylvan Avenue, just beyond the border with Fort Lee, clearing the way for LG Electronics to expand its North American headquarters and build the tallest buildings in the borough.

The ordinance effectively increases the number of zones in the borough from nine to 10, creating a “limited business southeast overlay” along Sylvan from Van Nostrand Avenue to New Street.

It also allows buildings of six stories or 90 feet tall on parcels from five to 25 acres and eight stories or 150 feet on parcels bigger than 25 acres.

Under the ordinance, which passed unanimously, corporate offices and laboratory and research facilities are permitted, in addition to parking garages of four levels and 60 feet on parcels greater than 20 acres or three levels and 40 feet on parcels between five and 20 acres.

LG’s North American headquarters occupy 27 acres at 111 Sylvan Ave., according to NorthJersey.com, which also reported that the company wants to build a 55-foot office building and a 40-foot parking garage, with 35 feet being the previous maximum height for buildings in the borough.
